What is the difference between BBMP and BDA?

BBMP is in charge of looking after the civic and infrastructure requirements of the Greater Bangalore metropolitan area. It often works in conjugation with other civic bodies like the Bangalore Development Authority (BDA) and Agenda for Bengaluru Infrastructure Development Task Force (ABIDe).

What is BDA Khata in Bangalore?

‘B’ Khata is issued to a property that has violated the building bylaws or have property tax dues. A register is maintained by BBMP and pertains to Section 108A of the Karnataka Municipal Act, 1976, revised in 2009. Any temporary document needs to be converted into ‘A’ Khata.

What are the different types of Khata in Bangalore?

There are two types of Khata, A Khata and B Khata. A Khata: This document denotes the proper tax payment by the owner to the BBMP. A Khata means that the property complies with all government regulations and property-related construction regulations in Bengaluru.

B Khata is a temporary document while A Khata is the permanent one. The A Khata and B Khata are nothing but documents certifying the ownership of a property via the taxes paid by the owner to the BBMP. A Khata means accounts, and A Khata and B Khata denote the two types of property accounts kept by the BBMP.

How to identify ‘A-Khata’ vs ‘B-Khata’? If Khata certificate and extract exist, then it is A Khata property. B Khatas will have “Form B Property Registry Extract” clearly written on them.

What is BBMP certificate and how to get it?

It is issued by the BBMP and is required for property registration or transfer of a property from the owner’s name to another individual’s name. A fee of Rs.25 per property is levied to obtain the certificate. The extract contains all the details of a property as obtained from the property assessment register.

What is the difference between B Khata and a khata?

BBMP collects property taxes and maintains the layouts approved by BDA. However the Khatas are issued by BBMP. A Khata is legalized and recommended. B Khata needs to be further approved in terms of layout plan, payment of taxes etc, Hence we need to have B khata convered to A khata before buying the property.
